Direct Booking Websites for Malta & Gozo Holiday Lets
If you rent out a farmhouse in Gozo, a villa in Mellieħa or an apartment in Sliema, every booking that arrives through a platform costs you a cut. A site of your own is where the repeat guests go.
What the platforms take
Worth knowing before you decide what a site is worth to you. These are the platforms' own published figures, checked on 19 October 2026:
- Airbnb. Under its host-only fee structure, Airbnb states that most hosts pay 15.5%, with remaining hosts typically paying 14–16%. Under the older shared structure most hosts pay 3% and the guest pays the rest; Airbnb says that structure is being phased out. (Airbnb help centre)
- Booking.com. There is no single published rate — commission varies by country, property and the programmes you join, and your own figure is the one in your accommodation agreement in the extranet. Check yours rather than relying on a number from a blog.
We are not going to pretend a website makes those disappear. It gives you somewhere to send the guests who already know you, where the booking does not carry a commission.
What the MTA expects
Short lets in Malta need an MTA licence. Two of the rules affect what guests see, so we build space for them:
- A notice must be displayed outside the property showing the licence number and 24/7 contact details.
- A named person must be available on a 24-hour basis to handle complaints, with contact details kept current.
Anyone can check a licence through the MTA's STR Licence Check, so showing your number on your own site is a trust signal, not a risk. Source: MTA, short-let rented accommodation, checked 19 October 2026. Licensing rules change — confirm your own obligations with the MTA.
What goes on the site
- Photographs that load fast. The rooms, the view, the pool, the terrace at the hour it actually looks like that.
- Where it is, honestly. The town, what is walkable, how far the ferry or airport is.
- Availability. So people stop emailing about weeks you are already booked.
- An enquiry form and WhatsApp. Most direct enquiries in Malta arrive on WhatsApp. Make it one tap.
- Your licence number and 24/7 contact. Exactly what the MTA notice carries.
- House rules and check-in detail. The questions you answer over and over, answered once.
A printed or digital welcome book covers the rest once guests arrive — there is a ready-made one in our templates shop if you would rather not start from scratch.
What it costs
A single-property site is normally a Professional Site: from €600 setup plus €40 a month, excluding VAT. That covers up to five pages, hosting, updates, support and small monthly edits.
More than one property usually means extra pages, from €75 each. Full prices and a calculator are on how much a website costs in Malta.
Common questions
Will a website replace Airbnb and Booking.com?
For most hosts it sits alongside them rather than replacing them. The aim is to move your repeat guests and word-of-mouth enquiries onto a channel where you keep the commission, while the platforms keep filling the gaps.
Do I need to show my MTA licence number?
The Malta Tourism Authority requires a notice outside the property showing the licence number and 24-hour contact details, and a named person reachable at all hours for complaints. Putting the same details on your site is sensible for guest trust, and we build a place for them.
Can guests book and pay on the site?
That is possible but it is not included in the base build, because it changes what the site has to do. Many hosts start with an enquiry form and availability, then add payments once direct bookings are actually coming in.

I rent out more than one property.
That usually means extra pages, from €75 each on a Professional Site, with a shared enquiry form. Tell us how many and we will quote it properly.
Recent work
We have not published a holiday-let build yet. These show how we work on sites where the whole point is getting someone to make contact:
- Égalité Hair & Beauty — built around tap-to-call and WhatsApp bookings.
- Uriland Studio — a custom-coded store.
